Monsoon Season Home Prep: Yuma Guide to Dust & Water Safety
Monsoon storms bring dust and water damage risk. Here's how to prep your home and clean up after.
Yuma's monsoon season runs roughly mid-June through late September. It brings two things most homes here aren't built to shrug off: walls of blowing dust and sudden, heavy downpours on ground that can't absorb them fast enough.
A little preparation before the first storm saves you hours of cleanup and, in the worst cases, real water damage. Here's how to get your home ready and clean up smart afterward.
Understand What Monsoon Storms Do
Monsoon storms in the Yuma area typically arrive in two phases: a dust front (the leading edge, often a haboob) followed by rain. That combination is what makes them harder to clean up than dust or rain alone. Fine dust settles into every gap, then rain turns it to grime on windows, patios, and entryways.
Before the Season: Prep Checklist
Seal the Gaps
- Check and replace worn weatherstripping on exterior doors
- Re-caulk around windows where you can see daylight or feel a draft
- Inspect the garage door bottom seal — a common dust and water entry point
- Make sure attic and crawlspace vents have intact screens
Manage Water
- Clear roof gutters and downspouts of debris so sudden rain drains away from the house
- Check that the ground slopes away from your foundation; add soil if it pools toward the house
- Move stored boxes off garage floors onto shelves or pallets
- Know where your rooftop AC drain lines run and confirm they're clear
Protect Interiors

- Wash and store or cover patio furniture and cushions
During a Storm
- Close all windows and doors, including interior doors to bedrooms

- If you have a rooftop evaporative (swamp) cooler, close its damper — dust and rain both foul the pads
- Stay off the roads; blowing dust drops visibility to zero in seconds
After the Storm: Cleanup Order
Doing this in the right order saves you from cleaning the same surface twice.
- Outside first. Rinse windows, patios, and entryways while the dust is still damp and easy to remove. Gently hose the AC condenser fins (low pressure only).
- Dust before you vacuum, top to bottom. Ceiling fans, shelves, then furniture, then floors. Vacuuming first just kicks dust back into the air.
- Windows and tracks. Monsoon grime leaves a film — vinegar and microfiber cut it. Vacuum out window and slider tracks where mud collects.
- Swap the HVAC filter once the indoor dust has settled.
- Check for water intrusion. Look at door thresholds, window sills, garage corners, and around rooftop AC units for any signs of leaks.
Watch for Water Damage

- Under-sink and closet corners for musty smells
